What is different about conveyancing in Melbourne and Victoria?
There is such diversity between different parts of Victoria Lawyer in the way offers are made to purchase a property.
Are the contracts signed in the real estate agent’s office or are they sent to each party by their conveyancer?
Is there a cooling off period or is it going to auction?
How much deposit should be paid at the time of signing? If you buying in inner Melbourne you are likely to be required to pay 10% deposit at the time of making the offer. If you are buying in a regional or outer Melbourne suburb you may only have to pay a small amount such as $1,000 at the time of signing and the rest upon your finance approval.
Will your offer be accepted if it has special conditions such as a finance clause and building inspection? Possibly not if you are buying in some locations or if there are many interested parties, but very possibly so in other situations.
Even after the contract has been entered into the process of conveyancing varies enormously,
Will the keys be handed over at settlement or is the purchaser required to collect them from the real estate agency?
Will the settlement be conducted electronically or will it be at a central settlement location in the Melbourne CBD or at a lawyer’s office in a regional country town?
